Padel court on undeveloped land: is it possible?
Let's get one thing straight right away.: non-buildable land and agricultural land They are not the same thing, although they often coincide. Land intended for agricultural use may be recognized by the municipality as having a minimal buildable status.
The municipality always has the final say on permits. We might be surprised to see that in some municipalities, even neighboring ones, the permits issued vary greatly!
Coming back to us, we explained to you in our article about Authorizations and procedures for padel courts everything you need to know about permits e certifications to which we refer you if you need a step-by-step guide.
Regarding the question of whether or not it is possible to build a padel court on non-buildable land, the answer is "Yes, but with some limitations.”. Which are the same as in the case of the farmland!
How to build a padel court on undeveloped land

The main criticality of this case is: It is possible to build a padel court but not everything that would make the structure truly efficient. In fact, it will not be possible to achieve locker rooms o bath suitable for a sports facility and even less so a bar or refreshment pointAs we explained in the article How to manage a padel court, in fact, these are precisely the activities that make a field truly profitable!
For the padel court only, being a structure that falls within thesimple and removable construction, however, there are no particular limitations. Although this does not mean that it is not necessary to inform the municipality of the construction. What is instead those elements that we cannot consider removable cannot be built: like bathrooms for example!
The changing room issue, however, although not optimal, could be resolved similarly to how beach cabins are managed. We could therefore use some prefabricated furniture suitable for guaranteeing a minimum level of privacy for our athletes.
So we can simplify by saying that yes, it is possible to build a padel court on agricultural land not buildable but it is not possible to create a real sports club as it would lack some essential elements
If, however, we have access to non-buildable land next to our sports club, gym, or accommodation facility, then there will be no problems and building just the padel court could still be extremely profitable for our business.
The process to follow
The bureaucratic process remains the same. This is largely aimed at ensuring the safety of the structure, which has little to do with the type of terrain.
It will be necessary to carry out:
- a feasibility study to understand if it is possible to build structures, even removable ones, on that particular land – for example, there could be landscape or architectural restrictions that prohibit it;
- a geological survey to understand whether the land is suitable for construction – here we may not know that the land is subject to landslides or that electricity or gas pipes pass just a few meters below the ground;
- a careful design;
- the request of all the confirmations and authorizations to the municipality – such as the SCIAA.
Once the project has been completed, the intervention of a external inspector for testing and the issuance, by the municipality and based on the results of the assessment, of a certificate of habitability. Without this, opening the field to their athletes would be extremely risky for the owners!
We've talked about portable courts: but what about indoor structures?
Is it possible to build an indoor padel court on non-buildable land?
The answer here is yes and no. How? In the sense that It is not possible to build sheds or indoor structures therefore a completely indoor pitch will not be possible. However, there is no regulation that prohibits the installation of a removable pitch on a coverage.
Le padel covers Made of aluminum and PVC, they're mobile and can be quickly dismantled. This means you can still cover your fields!
As we've always recommended at AmarantoIdea, building covered padel courts always increases a center's profits. But in this case, given the lack of other profitable services like a bar and a refreshment point, the possibility of being able to use the padel court at all times of the year becomes even more important to ensure an excellent return on investment.
Is it worth building a padel court with these limitations?
The answer is yes: a padel court is still a profitable investment. Furthermore, thanks to the availability of removable prefabricated buildings While they may compensate for the lack of permanent restrooms and changing rooms, this doesn't mean the field isn't comfortable for athletes, especially if it offers cheaper rates than more well-equipped sports centers.
